Building Surveys Benchmark Surveys will undertake a complete building survey to include, a topographic survey of the building footprint and its location, floor plans, sections and elevations or any combination of these elements to suit the clients requirements. Buildings can be very irregular in shape, especially historic buildings that will have been altered over many years and constructed using various materials. Using the reflectorless survey instrument technology the shape of the building can be accurately measured and then using a Disto the finer details can be added. Roof details, chimneys and other difficult to access details can be easily and safely recorded using the same survey instrument. Intricate roof detailing and trusses can also be measured as long as a clear line of site is available. The reflectorless instrument can rapidly record elevational information and then using Geosite software elevations can be produced with the finer detail being added by Disto and tape measurements or photographs. We have produced detailed elevations of ruins that are of historic value or listed buildings surveying all remaining features and then combining these details with old photographic or documented information. As a building is measured in 3D throughout, sections are easily extracted and can be either just line work or sectional elevations for listed or complex buildings depending on the clients requirements. Street Scenes Benchmark Surveys can produce street scenes for major redevelopments of a particular area, or for development near a historic or listed building. They can also be used for showing proposed infill to a street skyline for loft extensions in terrace property areas. Space Management Benchmark Surveys can produce accurate floor plans for the purposes of space management. We will work with our client to provide the level of details required and the format that they prefer for the final output. We can produce basic plans to show just room layout, door and window positions to in depth detail of electrical fixture, heating appliances fire safety systems etc. We have an established layering and symbol system but we will use any that our clients prefer. Individual building spaces are all polylined so accurate areas can be recorded along with GIA and GEA. Measured plans are recorded for rateable valuation and shop zoning in accordance with the RICS Code of measuring practice.
